We are 224 units, 129 of which are attached townhouses and 95 are detached, patio style homes. It is important to understand the maintenance responsibilities of each type before purchasing.
The major difference in the two is the type of lot. Patio home owners are responsible for the maintenance of their 'lot'. This includes mowing and yard maintenance. The area around the townhomes is considered common area, and the maintenance is taken care of by the association.
Snow removal over 1.5" is taken care of by the association throughout the entire property.
Other maintenance items which are specific to Chelsea Woods are the following: The Association reserves funds for painting of siding and sealcoating of driveways on a scheduled basis. Homeowners are responsible for all other items on their unit; including siding replacement, roofing, driveway replacement, etc. This is a major change from other associations, so it is important to note this. This reduction of maintenance responsibility keeps the monthly assessment lower than similar associations.
Other items included in the monthly fee include weekly recycling, trash pickup, and a master insurance policy. Amenities of the property include a new tennis & pickle ball court, four tennis courts, three pools and several wooded walking trails.
All were designed to blend with nature and so it is: 50+ acres of densely wooded common grounds plus six ponds adjoining three walking trails. This provides homeowners with beautiful environs and wildlife viewing opportunities all year long. In addition, Chelsea Woods residents take advantage of our easily accessed swimming pools and tennis courts.
